Wattanavekin Group Launches “PADDIO” – A New Neighborhood Hub in Bangna, Marking the First Phase of a 400-Rai Mixed-Use Master Plan

Chodthanawat Co., Ltd., a company under Wattanavekin Group, has officially unveiled PADDIO, a new neighborhood hub in Bangna and part of Chanyawat City. PADDIO marks the first phase of the company’s long-term 400-rai mixed-use master plan. Backed by an investment of more than THB 700 million, the project spans 45 rai and is located just 360 meters from Bangna-Trad Road (outbound), offering more than 10,000 square meters of leasable space. PADDIO is scheduled to open by the end of 2026. More than a retail destination, PADDIO has been designed as an integrated ecosystem that brings together residential living, education, workplaces and everyday conveniences, creating a vibrant community hub for the rapidly growing Bangna district.

The company views Bangna as one of Bangkok’s fastest-growing strategic locations, driven by continued expansion in residential developments, office buildings, transportation infrastructure, and international schools. The recent openings of Dulwich College International School and Raintree International School, both located near the project, have further strengthened the area’s population growth and purchasing power.

Today, more than 200,000 people live within a 5-10-kilometre radius of the site, with the population largely comprising young families and affluent professionals. This strong and growing community reflects the area’s potential to support a new type of lifestyle destination designed around everyday convenience and community living, rather than the traditional shopping mall experience.

The area’s growth and evolving consumer behavior have further reinforced the need for neighborhood-focused destinations, as people increasingly seek places close to home where they can accomplish their daily tasks, dine, exercise, shop, socialize, and spend quality time with family in a comfortable, green environment.

The project dedicates more than 40% of its site to green and open spaces, exceeding the average provision found in most shopping centers in Bangkok. Inspired by Singapore’s approach to urban development, PADDIO features landscaped communal areas, interconnected pedestrian walkways and more than 500 outdoor parking spaces, allowing visitors to park and walk directly to retail outlets without entering a parking structure, making every visit faster and more convenient.

As the first milestone of the company’s 400-rai master plan, PADDIO will lay the foundation for a broader mixed-use community that integrates residential, educational, commercial, and public spaces, growing alongside the Bangna community for years to come.
