Joining the announcement from Central Pattana were Dr. Nattakit Tangpoonsinthana, Chief Marketing Officer; Mr. Wuttikiat Techamongklapiwat, Chief Operating Officer; and Ms. Juthatham Chirathivat, Head of Business & Design Development, who together unveiled the project’s grand vision.

Completely Redefine Rattanathibet as Northville District, a New District Connecting Bangkok and Nonthaburi

Dr. Nattakit Tangpoonsinthana, Chief Marketing Officer for Central Pattana plc, said: “Nonthaburi is a high-potential city with robust growth in all aspects, serving as a secondary city for Bangkok’s growth in terms of urban expansion, purchasing power and population quality. The mega-infrastructure that will potentially connect with northern Bangkok makes Nonthaburi a key strategic growth area in the country and a base for high-income urban families seeking quality living or balanced urban living. This aligns with the provincial development plan for 2023-2027 to elevate Nonthaburi to a ‘livable city’, drive forward the creative economy and potentially develop into a smart city in the future. Nonthaburi has the second highest population density after Bangkok and its Gross Provincial Product (GPP) ranks eighth in the country, exceeding 405.29 billion baht per year with an average per capita income of 213,992 baht per person per year, driven by the retail, manufacturing and healthcare sectors.”

Rattanathibet is a prime location with a high purchasing power population.

Mr. Wuttikiat Techamongklapiwat, Chief Operating Officer of Central Pattana plc, said: Central Pattana has always believed in the potential of Nonthaburi as a crucial piece of the puzzle in the outer ring road area (the gateway & satellite cities) and a home for our four Central shopping centers in all directions: Central Westgate, Central WestVille, Central Chaengwattana and the latest one, Central NorthVille. This growth model of Nonthaburi is comparable to world-class metropolises such as London and Tokyo as Nonthaburi includes diverse retail infrastructure located within a few kilometers to cater to a dense population of over 1.8 million people, including the non-registered population. NorthVille has the potential to become a complete and robust Mega Hub in four main dimensions:

  1. Connectivity & Transit Hub: It is a perfect transportation network point, including the MRT Purple Line (Bang Yai-Bang Sue), the Pink Line (Khae Rai-Min Buri) and the future Brown Line. Rattanathibet is also close to major roads such as Tiwanon Road, Ngamwongwan Road and the Si Ratch Expressway, and near the M81 Bang Yai-Kanchanaburi Motorway, which starts at the Bang Yai Interchange, the intersection of Rattanathibet Road and Kanchanaphisek Road (Western Outer Ring Road), serving as a gateway to the central and western regions of Thailand.
  2. Residential Hub: There are more than 125 residential projects in the catchment area, with a total market value of over 90 billion baht. Over 55% of the residential projects are in the high-end to luxury segments.
  3. Education, Healthcare & Government Hub: The area is surrounded by 136 leading educational institutions and international schools, 18 hospitals including Kasemrad International and Nonthavej Hospital and more than 15 important government agencies such as the Ministry of Public Health, the Ministry of Commerce, the Government Lottery Office, and the National Anti-Corruption Commission.
  4. Cultural Tourism Hub: It includes unique cultural and economic venues such as Koh Kret and popular local products such as Nonthaburi durian.

Central Pattana recognized the potential of the Rattanathibet area to become the ‘Center of the Center’ of Nonthaburi, and therefore, we opened Central Rattanathibet in 2003. This gave us the confidence to create Central Northville, a major new development, upgrading and expanding the lifestyle to be on par with the city center. Every step of the development has been carefully thought out and planned for the future under the concept of longevity and long-term wellbeing, creating a balance for a good quality of life in the long term. It is a ‘Centre of Life’ that caters to all generations.

Where Nature Meets Urban Lifestyle Everyday.

In the in-depth focus group research in the Rattanathibet area, we found that customers in the area possess high purchasing power while looking for a new form of urban lifestyle and recreation space that meet their needs. Furthermore, urban people are currently faced with accumulated stress, lack of time for exercise and PM2.5 pollution, coupled with decreasing green spaces in the province, therefore, Central Pattana intends to develop this new project as a ‘Green Node’, a new lung for the community.

This aligns with global trends where modern urban people prioritize green spaces, longevity and wellbeing, social connectivity and a multi-generational lifestyle. This development follows the same model as world-class projects such as ‘The Hyundai Seoul’ in South Korea and Changi Airport in Singapore, which feature large indoor gardens in the heart of their projects.

Building on the success of the ‘Ville Series’ to create a new prototype that redefines quality living.

Ms. Juthatham Chirathivat, Head of Business & Design Development, Central Pattana plc,: “Central Pattana never stops creating new retail phenomena. Following the success of Central EastVille, Thailand’s first semi-outdoor and pet-friendly lifestyle mall, and Central WestVille, which redefined the future with a low-carbon mall concept, we are now ready to create another groundbreaking milestone with Central Northville as ‘The New District of North Bangkok.’ Developed under a Biophilic Design concept, a design philosophy for the future. Central Northville introduces Thailand’s first fully biophilic indoor garden – a concept never seen before in the country. The design brings nature into everyday spaces to help people relax, reduce stress, and inspire creativity. The project is designed to foster social interaction and create a distinctive urban experience that encourages visitors to spend more time within the development, connect with one another, and share meaningful experiences together. At the heart of the concept is the creation of a holistic nature-connected experience through the integration of natural light, water features, organic forms, and natural materials. Carefully selected greenery also helps enhance indoor air quality throughout the shopping center. The concept has been embedded into every stage of the development process, from master planning to landscape design and tree placement, ensuring that nature can grow alongside the project itself. The development is designed to respond to the evolving needs of urban residents and multi-generational lifestyles seeking a new type of recreational destination—one that seamlessly combines relaxation, fitness, outdoor living, and community engagement in a single location.”

Thailand’s First Outdoor-Inspired Indoor Shopping Centre

Thailand’s first shopping center to utilize the outdoor-in-indoor concept, integrating ‘real atmosphere and climate’ to define the architectural style and create harmony between nature and the building, making it a landmark that promotes wellbeing and seamlessly blends together nature and architecture. Highlights include the Urban Oasis Façade, a tropical contemporary architectural style that seamlessly integrates elements of nature, water, sunlight and urban life. The outstanding architectural design incorporates a ‘vertical fins’ feature that wraps around the façade to create a visual dimension, soften the rigidity of the large building structure and filter heat from sunlight. Green spaces with real trees are inserted and water features are used to create a microclimate to reduce the temperature surrounding the building.

Five design inspirations include: PLANT, the heart of the project, inspired by forests, clouds and rain, surround the dining area where nature is an integral part of the experience; EARTH reflects the essence of daily life, expressed through the Everyday Lifestyle Eatery zone from premium grocery to all-day FoodVille welcoming visitors at any time; STONE reflects energy and balance through the Sports Fashion & Multi-Sports Activities zone, designed for the active lifestyle of all generations; WOOD, inspired by wooden houses that connect everything together shown through the Lifestyle Tech & Specialty zone, which seamlessly integrates technology and lifestyle; and LIGHT, inspired by the first light of day shown in the Morning Market zone, a meeting point for people in the morning.

Six highlight zones include:

  1. The Clouds – an indoor forest covering over 500 square meters. filled with living sculptural elements, in the heart of the shopping center, surrounded by real trees planted since the beginning of construction under the concept of biophilic design; the light shining through the skylights has been carefully calculated, allowing the trees to grow with new buds and leaves.
  2. The Hill – a community space designed for every new-generation lifestyle, featuring a co-working space for movie screenings, live music, and talk sessions, complete with a large screen experience that feels like watching a film in the middle of a garden.
  3. Tree Grove – “A forest retreat for relaxation,” surrounded by the soothing sounds of birdsong and flowing water, creating a sense of micro healing and calmness as if immersed in nature.
  4. Stone Atrium – the central hall features a majestic digital screen, ideal for events and venues to showcase fashion, lifestyle and sports brands.
  5. Playville – outdoor active lifestyle space for everyone; it includes 550-metre Kid Playground decorated by a large grizzly bear, a symbol of the abundance of natural forest life, along with a The Fountain space for fun water play.
  6. PetVille – A 235-square-meter destination for pet lovers, offering everything from a Pet Park for running around to grooming and pet wellness services, all in one place and Urban park features an activity area for aerobics or various lifestyle events. A highlight also includes 450-metre jogging track, where dogs can run alongside their owners. Because the best exercise is the one we do together.

Central Northville’s outstanding design has taken things to another level and secured its architectural landmark reputation as it won the regional Hubexo Asia Awards 2025 in the Top 10 Developers category even before its opening.

Curating 300 new downtown brands to reflect the lifestyles and trends of the future.

Central Northville – A totally new development concept for shopping centers, shifting the focus from size and the number of stores to well-being, mindfulness and longevity while integrating nature and the community, creating spaces that truly enhance people’s quality of life. This aligns with the Global Consumer: ICSC x McKinsey (2026) report, which indicates that consumers across all generations are increasingly prioritizing dining, wellness and community-driven experiences. These insights reflect how shopping centres today must evolve into spaces that support well-being in every dimension — both mind and body — in line with the mindset of a new generation that sees “Health is the New Wealth.” This includes investing in active lifestyles, longevity, and physical performance enhancement as part of everyday living.
