					<description><![CDATA[<p>ทัช พร็อพเพอร์ตี้ ผู้ให้บริการตรวจสอบและให้คำปรึกษาด้านระบบวิศวกรรมอาคารครบวงจรในเครือบริษัท พลัส พร็อพเพอร์ตี้ จำกัด เตือนภัยเงียบหลังเหตุแผ่นดินไหวเมื่อวันที่ 28 มีนาคมที่ผ่านมา อาจส่งผลกระทบต่อระบบส่งไฟฟ้า หรือ Busduct ซึ่งเป็นอุปกรณ์สำคัญในการส่งจ่ายไฟฟ้าภายในอาคารขนาดใหญ่ เช่น อาคารที่อยู่อาศัย สำนักงาน โรงงาน และศูนย์การค้า โดยเฉพาะในเขตพื้นที่กรุงเทพมหานครและปริมณฑลที่ได้รับผลกระทบจากเหตุแผ่นดินไหว ระบบบัสดัก (Busduct) หรือ บัสเวย์ (Busway) ทำหน้าที่หลักในการจ่ายพลังงานไฟฟ้าไปยังส่วนต่างๆ ของอาคารได้อย่างมีประสิทธิภาพและปลอดภัย แต่หากอุปกรณ์เกิดการคลอนตัวหรือหลวมบริเวณจุดยึด ข้อต่อต่างๆ จากการสั่นไหวของตัวอาคารตามแรงสั่นสะเทือนจากแผ่นดินไหว อาจสร้างความเสียหายให้กับอุปกรณ์ Busduct มีการเสียรูปคดงอหรือเกิดความร้อนสูงผิดปกติ จนอาจทำให้เกิดประกายไฟลุกลามถึงขั้นเพลิงไหม้ได้ ส่งผลให้อาคารต้องหยุดการใช้งานจนกว่าจะซ่อมแซมแล้วเสร็จ นายภคิน เอกอธิคม ผู้อำนวยการฝ่ายบริหารทรัพยากรอาคาร บริษัท ทัช พร็อพเพอร์ตี้ จำกัด กล่าวว่า “แรงสั่นสะเทือนอาจส่งผลให้ข้อต่อของ Busduct เกิดการหลวม ซึ่งบางกรณีอาจไม่สามารถมองเห็นด้วยตาเปล่า หากไม่มีการตรวจสอบเชิงลึก ก็จะเป็นจุดอ่อนที่นำไปสู่ความเสียหายตามที่กล่าวมาข้างต้นได้ และหากไม่ได้รับการซ่อมแซมทันท่วงที อาจส่งผลให้เกิด Downtime ที่ยาวนาน รวมถึงความเสียหายต่ออุปกรณ์และต้นทุนทางธุรกิจที่ตามมา เราจึงแนะนำให้ผู้บริหารอาคารดำเนินการตรวจสอบระบบ Busduct [&#8230;]</p>

					<description><![CDATA[<p>ทองหล่อหรือถนนสุขุมวิท 55 เป็นหนึ่งในทำเลทองของกรุงเทพฯ ไม่ว่าจะผ่านมากี่ปี ย่านทองหล่อก็ยังนับเป็นย่านที่น่าลงทุนเสมอ เพราะเป็นโซนที่โดดเด่นในเรื่องไลฟ์สไตล์ รายล้อมไปด้วยห้างสรรพสินค้า ร้านอาหารดัง คาเฟ่สุดชิค คอมมูนิตี้ Co-Working Space และแหล่งแฮงก์เอาท์ยามค่ำคืน ทำให้ทองหล่อไม่เคยหลับใหลไม่ว่าจะยามเช้าหรือยามราตรี จึงทำให้มีหลากหลายโครงการอสังหาริมทรัพย์เข้ามาจับจองพื้นที่บริเวณนี้  ทำให้เกิดการก่อสร้างคอนโดทองหล่อจำนวนมาก บางแห่งอาจโดดเด่นและเน้นเรื่องไลฟ์สไตล์ คอนโดหรูระดับ Ultimate Luxury ตลอดจนในด้านทำเลที่ตั้งคอนโด ดังนั้นในบทความนี้ของพลัสฯ จะบอกว่าโซนไหนของคอนโดทองหล่อที่น่าลงทุน ทำไมควรเลือกลงทุนในย่านนี้? นักลงทุนอสังหาริมทรัพย์หน้าใหม่หลายคนอาจตัดคอนโดย่านทองหล่อออก เนื่องจากที่ดินในโซนทองหล่อมีมูลค่าสูงอย่างมาก ทว่าจากข้อมูลของศูนย์ข้อมูลอสังหาริมทรัพย์ได้เปิดเผยว่า คอนโดทองหล่อปัจจุบันมี 9,800 หน่วยขายไปได้แล้ว 78% โดยราคาขายต่อตารางเมตร ไม่ต่ำกว่า 2 แสนบาท นั่นจึงทำให้หลายคนเลือกที่จะไปเก็งกำไรจากพื้นที่ใกล้ๆ อย่างคอนโดเอกมัยบางแห่งก็สามารถใช้ซอยลัดมายังทองหล่อได้  อย่างไรก็ตามเมื่อดูอัตราผลตอบแทนจากการปล่อยเช่า หรือ Rental Yield ในตอนนี้ของคอนโดทองหล่อ คือ 4%-5% ซึ่งในอนาคตจะมีราคาเพิ่มสูงขึ้นเนื่องจากในปี 2573 จะมีรถไฟฟ้าสายสีเทา (ช่วงที่ 1 วัชรพล-ทองหล่อ) ที่จะผ่านเส้นถนนทองหล่อตลอดสาย และจะมีทั้งหมด 3 สถานีในซอยทองหล่อ ได้แก่ [&#8230;]</p>
