TICON teams up with SSIA to build world-class warehouses for clients

TICON in collaboration with SSIA, a major property developer in Indonesia, recently established a company named "PT SURYA INTERNUSA TIMUR (SIT)" with an initial registered capital of USD15 million. Winning a deal with Unilever Indonesia as its first customer, the company has developed two built-to-suit warehouses in key Indonesian cities, Makassar and Banjarmasin. The new warehouses fulfill the company's ambitious goal of building a strong foundation for business continuity and growth.
Mr. Virapan Pulges, Chief Executive Officer of TICON Industrial Connection Public Company Limited, the leading developer of integrated industrial properties in ASEAN, disclosed "In 2015, the company has joined with Indonesian main property developer PT Surya Semesta Internusa Tbk (SSIA) and Japan's Mitsui & Co., Ltd. to set up a joint venture company in Indonesia named PT SLP Surya TICON Internusa (SLP) to develop rental factories and warehouses, which has received an excellent response from its customers. The first phase covers 16 warehouses with a total rental space of 34,560 square meters which is now completed and fully occupied. In 2016, the second phase development covers a rental warehouse space of 27,648 square meters. Both of projects are situated in Suryacipta Technopark project, Karawang. Currently, SLP has a total area of over 62,000 square meters of warehouses for lease.
Recently, TICON have joined hands with SSIA again to establish a new company in Indonesia named "PT SURYA INTERNUSA TIMUR (SIT)" with a registered capital of USD15 million or approximately Bt510 million. The newly established company is responsible for developing and managing international quality factories and warehouses for lease in Indonesia by expanding its first business into South Sulawesi and South Kalimantan of Indonesia."
PT Unilever Indonesia Tbk has become SIT's first customer. SIT has built two warehouses for Unilever which located in Makassar and Banjarmasin. The first facility in Makassar located nearby Sultan Hasanuddin International Airport and Port of Makassar. The second facility located close to the main highway, Syamsudin Noor International Airport and Trisakti Port Banjarmasin. Both of the facilities are located in a very strategic place, which are very convenient to deliver the products to urban and suburban areas.
Both distribution centers ("DCs") are located in Indonesia's strategic locations close to highways, international airports and sea ports, which are ideal for logistics and distribution of goods. Most importantly, the DCs help reducing logistics and transportation costs as well as operational efficiency. Moreover, the two built-to-suit facilities are designed and developed to fully comply with Unilever's global quality standards. It has started its operation in both warehouses in November this year.
"The recent investment reflects TICON's continuing business expansion in Indonesia by partnering with high potential company like SSIA, one of the country's leaders in real estate property development and is currently listed on the Indonesia Stock Exchange (IDX). With close business relationship between TICON and customers, most of which are conglomerates from all over the world, including manufacturers to logistics providers, we believe that we can make use of this competitive advantage to further develop and strengthen the new joint venture, especially in terms of better understanding of customer's design and engineering needs. Gaining customer insights enable us to construct and provide world-class project amenities to customers," said Virapan.
